Costs Involved When Selling

The costs below apply when selling a property owned as real estate (direct title ownership). If your property is owned through shares in an offshore company (e.g., BVI company), the cost structure is significantly different and usually more tax-efficient. We can advise you on the best approach for your structure.

  • Real Estate Commission — 4% of the sale price + 17.5% VAT (this fully covers all marketing, photography, videography, viewings, and professional services when sold under an exclusive listing).
  • Legal Fees — Approximately 1.5% – 2% + VAT (paid to your chosen attorney).
  • Property Transfer Tax — 2.5% (payable by the seller on most properties).
  • Stamp Duty — 1%.
  • Other Costs — Prorated land tax and any survey or out-of-pocket expenses.
