Costs Involved When Renting Out Your Property

  • Short-term Holiday Letting Management — 20% + VAT of gross rental income (this covers all marketing, platform management, guest services, cleaning coordination, and reporting).
  • Long-term Rental Management (12 months or more) — Equivalent to one month’s rent + VAT (payable once at the start of the tenancy). This covers full tenant sourcing, referencing, tenancy agreement, and ongoing management throughout the lease period.
  • Setup / Onboarding Fee — One-time fee to cover professional photography, videography, listing creation, and initial styling advice (often waived or reduced when we manage the property long-term).
  • Other Costs — Cleaning, linen laundry, utilities, maintenance, and Barbados Tourism Authority registration (these are either deducted from rental income or billed directly to you).
